Aurora’s I-70 corridor, the city’s proximity to Denver International Airport and the availability of abundant, developable land have combined to make Aurora a force in transportation and logistics activity. The industry employs about 5,000 in Aurora.
The I-70 corridor has been an important east/west corridor and a major distribution hub in the Rocky Mountain West for a long time. Since 1995, the warehouse and distribution real estate inventory in Aurora’s I-70 corridor, has more than doubled to about 16 million square feet.
Aurora’s portion of the corridor has developed rapidly because of the availability of land and a strong workforce. These elements were attractive to quality developers who were able to deliver high quality industrial product quickly and efficiently for users who were looking for places to expand. The proximity of DIA added to the appeal of the Aurora corridor.
As a result, many well known companies have set up distribution and warehouse facilities in Aurora. Some of the best known companies with the largest facilities include General Motors, L’Oreal, Kroger, Whole Foods and Simmons. Several third party warehousing companies including Advanced Logistics, Usco and Acme Distribution are active in Aurora along with twelve major long-haul truckers like Roadway, Gp Xpress and Yellow Transportation.
The corridor will continue to see significant development in the future with national developers like ProLogis, Majestic Realty, Lowe Enterprises, Lauth Properties, the Pauls Corporation and the Schuck Corporation making thousands of acres of development-ready land available for the next wave of building activity.
Denver International Airport is a key to the area’s air cargo and activity. DIA is the fifth busiest airport in the nation and nineteenth in air cargo activity. Because of its proximity to DIA, Aurora is home to handling facilities of a dozen freight forwarders including Federal Express, Emery, DHL and Airborne Express with more companies expected come into Aurora as DIA’s cargo business expands.
