    JAG Logistics Center at DIA Breaks Ground as One of the First Opportunity Zone Projects in the United States

    AURORA,CO – Mar. 1, 2019 - Cushman & Wakefield and the Aurora Economic Development Council announced today the JAG Logistics Center at DIA, a new 250-acre industrial park located immediately south of Denver International Airport (DEN) in Aurora, Adams County, Colorado has broken ground. The approximately one million square foot initial phase is located on 75 acres that is part of the Porteos development which is also in one of Aurora’s five Opportunity Zones.
    This unique project will offer its tenants the closest proximity and access to the Denver International Airport tarmac of any industrial business park in the area both now and into the future. This project will be developed, owned and managed by The J.A. Green Development Corp (“JAG”). Cushman & Wakefield has been retained on an exclusive basis to handle the leasing of Aurora’s newest and largest freight forwarding and logistics park in the greater Metro Area. 
    The Aurora Economic Development Council (AEDC) worked closely with JAG, the Porteos development, and Cushman & Wakefield to make this project a reality. Yuriy Gorlov, AEDC Vice President said, “This is a very valuable project for Aurora and future economic development in the northeast portion of the City and Adams County in the aerotropolis. We will leverage the proximity to DEN to attract a variety of smaller users and freight-forwarding companies. It’s a unique product offering and with the growth in the eCommerce and logistics industries, we’re excited to capitalize on this new industrial park and bring in new primary employers.”
    JAG Logistics Center at DIA is one of the first new industrial projects to begin construction in a designated Opportunity Zone in the United States using an Opportunity Fund. The property is also located in an enterprise zone and a foreign trade zone. “Being able to take advantage of the variety of benefits these programs offer is a tremendous win-win scenario for all involved stakeholders. Aurora is really ahead of the curve when it comes to delivering on the potential value of Opportunity Zones,” Gorlov added.
    JAG is known for its prominence in the airport-adjacent development niche. Daniel Green, CEO and Co-Managing Partner of JAG said, “We specialize in this type of development with buildings that are designed to maximize efficiency of freight logistics for our clients. JAG’s product is specifically designed for smaller to medium size tenants that often get overlooked by other industrial developers. We see incredible potential in the next 10 years for development near DEN that makes this unique location a natural choice for us to pursue. The added benefit of being in an Opportunity Zone made this location even more attractive to us.”
    JAG Logistics Center at DIA’s two buildings, “Trade 1” and “Trade 2”, will each measure approximately 188,000-square-feet and are scheduled to be completed in the fourth quarter of 2019. These buildings will feature a column free warehouse design that places a higher value on floor space availability. The buildings can efficiently accommodate numerous size requirements beginning with 10,000 square feet. Other features including generous truck courts, on site trailer parking, on site management and mezzanine office. Each building will have 30-foot ceilings, cross dock configuration and ESFR sprinklers. The zoning will allow for a myriad of users including tenants needing outside storage. Phase II of the development is also now available for build-to-suit facilities. The 172 acres site sits immediately east of Phase I and can accommodate customers from 250,000 to 2,000,000 square feet.
    Access points to the property are located at 64th Avenue and 68th Avenue as well as direct access to DIA via Jackson Gap Road. As advancements in eCommerce distribution and advanced manufacturing occur, the Aurora Economic Development Council anticipates that the amount of cargo moving through DEN will increase. The JAG Logistics Center at DIA will offer new space in a currently limited market that will further enable cargo growth at DEN. The park can accommodate build-to-suit requirements for industrial and office uses between 5,000-square-feet and 1.5 million-square-feet.
